AC Tune-Up & Maintenance in Baltimore, MD
A thorough seasonal tune-up that restores cooling efficiency and heads off summer breakdowns.
AC Tune-Ups & Maintenance for Baltimore-Metro Homes
Almost every emergency cooling call we take in July traces back to something a spring visit would have caught: a capacitor reading below spec, a condenser coil packed with pollen and grass clippings, a condensate drain starting to close, a refrigerant charge that has drifted. None of those announce themselves. All of them are cheap to address before the hot week and expensive during it.
A tune-up is not a filter change with an invoice attached. It is a set of measurements against manufacturer specification, and the value is in the numbers — which is why we show them to you. Schedule a visit across Baltimore City and Baltimore, Anne Arundel, Harford, and Howard counties.
What we actually measure
Refrigerant charge and system pressures
Charge is set at installation and can drift, and both undercharge and overcharge cost capacity and efficiency. We verify against manufacturer targets using superheat and subcooling rather than guessing from a gauge reading alone. A charge that is low for no clear reason means a leak, and a leak is worth finding rather than topping up annually.
Airflow and static pressure
Most "the AC is weak" complaints are airflow problems, not capacity problems. We measure static pressure to see what the blower is actually working against — restricted returns, undersized duct, or a filter far too dense for the cabinet all show up here. This is also the reading that predicts whether a future upgrade will deliver its rating.
Electrical components under load
Capacitors weaken gradually and then fail suddenly, usually on the hottest day. We test them against rated values instead of waiting for failure, and check contactors, connections, and amp draw on the compressor and fan motors. A connection running hot is a failure in progress.
Coils, drains, and the cabinet
We clean the condenser coil, inspect the evaporator, and clear and treat the condensate drain and pan. On waterfront properties we look specifically at corrosion on the coil, cabinet, and electrical terminals, because brackish air near the water is genuinely harder on equipment than the same summer a few miles inland.
Controls and cycle behaviour
We confirm the thermostat is configured for the equipment it is driving, watch a full cycle, and check that the system is staging and satisfying the way it should. Short cycling and poor humidity removal often trace to configuration rather than hardware.
Why twice a year is right in this climate
Maryland works equipment in both directions. Humid summers mean long cooling runtimes with heavy moisture load; winter freeze-thaw cycling stresses outdoor components. A cooling visit before summer and a heating visit before winter each address a different set of failure modes, which is why one annual visit leaves half the system unchecked. See heating maintenance and tune-ups for the other half.
Filter intervals should be set by how quickly your filters actually load, not by the number printed on the box. Pets, tree-heavy lots, and ongoing renovation all load filters far faster than a generic ninety days assumes — and a loaded filter is the most common cause of the airflow problems that shorten equipment life.
What maintenance genuinely does and does not do
Being straight about this matters. Maintenance reliably catches wear items before they strand you, keeps the system operating near its rated efficiency, protects manufacturer warranty coverage that often requires documented service, and gives you honest advance warning when equipment is nearing the end.
What it cannot do is fix a design problem. A system that was oversized at installation will still short-cycle and still dehumidify poorly no matter how well it is serviced. Ducts that leak into an unconditioned attic will still waste capacity. Those are installation decisions, and if we find one we will tell you plainly rather than selling you another tune-up against it. Our guide to equipment lifespan in Maryland covers what actually extends service life.
What you receive
Written findings with the readings, photographs of anything that needs attention, a clear statement of what is fine, and a realistic view of what is likely to need work in the next season or two. If the honest answer is that your equipment has years left, that is what you will hear.
Members of the Green Guardian Club get their seasonal visits scheduled proactively along with priority support, which mostly matters on the week everyone else is calling at once.
