Heating Maintenance & Tune-Up in Baltimore, MD
A fall tune-up that catches winter breakdowns early — burners, heat exchanger, CO test, and more.
Heating Maintenance & Tune-Ups for Baltimore-Metro Homes
Heating maintenance is the one seasonal service with a genuine safety component. On combustion equipment we are not only protecting efficiency and service life — we are verifying that the appliance is burning and venting correctly, which is the difference between a warm house and a carbon monoxide risk. That is why we do not treat a heating tune-up as a filter change with an invoice attached.
We service gas, propane, and oil furnaces, boilers, and heat pumps across Baltimore City and Baltimore, Anne Arundel, Harford, and Howard counties. Schedule a visit before the first cold week, when the schedule is still open.
What a combustion heating check covers
Heat exchanger inspection
The safety-critical item. A cracked heat exchanger allows combustion products into the air stream and is grounds to shut the appliance down rather than negotiate. If we find one, you get photographs and a clear explanation — a serious finding should never be just an urgent recommendation with no evidence.
Combustion analysis and venting
We measure what the burner is actually producing rather than assuming it is fine because the flame looks blue. We check the flue and vent run for blockage, corrosion, and proper draft, and confirm combustion air is adequate — the item most often compromised when a basement gets finished around an existing appliance.
Ignition and safety circuit
Flame sensor, igniter, gas valve operation, pressure switch, and limit switches all tested. A flame sensor coated in residue is the single most common cause of a no-heat call, and cleaning it during a tune-up costs a fraction of an emergency visit in January.
Airflow and temperature rise
Temperature rise across the furnace, measured against the manufacturer's specified range, is the reading that reveals an airflow problem hiding behind an equipment complaint. Too high means restricted airflow and a heat exchanger running hotter than designed — the setup that eventually cracks one.
Blower, electrical, and controls
Amp draw, capacitor values against rating, connections checked for heat, and thermostat configuration verified against the equipment it is driving.
What a heat pump heating check covers instead
Heat pumps run in both seasons, so they need a heating visit as well as a cooling one. We verify defrost operation, check reversing-valve function, measure performance in heating mode, and — most valuable of all — confirm the balance point and auxiliary heat staging. Thermostats frequently ship with defaults that bring on electric resistance strips far earlier than necessary. Correcting that setting alone often does more for a winter electric bill than any repair, and it is a configuration change rather than a parts sale.
Why timing matters more than most people expect
Heating equipment sits idle through a Maryland summer, and problems that developed in the spring do not announce themselves until the first genuinely cold night — which is exactly when every contractor in the metro is booked. A visit in early autumn finds those faults while there is time to order parts and while scheduling is still flexible.
Twice yearly is right in this climate because equipment works in both directions here: humid summers with long cooling runtimes, and winter freeze-thaw cycling. A single annual visit leaves half the system unchecked. See AC tune-ups and maintenance for the cooling half.
Fuel-specific notes
Propane and oil systems, common in Bel Air, Forest Hill, and rural Harford County, need annual service more than natural gas equipment does — combustion tuning and filter or nozzle service have a direct effect on both cost and reliability. Older Baltimore City and inner-suburb homes often vent modern appliances into original chimneys, where liner condition is a real inspection item. Boiler systems need a different visit entirely — combustion, water treatment, expansion, and circulator checks. See boiler service.
What you receive
Written findings with the actual readings, photographs of anything needing attention, a plain statement of what is fine, and an honest view of what is likely to need work in the next season or two. Manufacturer warranties commonly require documented maintenance, so we keep the records and give you copies — a warranty claim that fails on paperwork is the most avoidable kind of loss.
If the honest answer is that your equipment is near the end, you will hear that during a maintenance visit rather than at 9pm in a cold snap, which is the entire point. Our guide to equipment lifespan in Maryland covers the signals that matter more than age alone.
