Greater Baltimore Coverage
We route by neighborhood out of our Rosedale shop, so the technician who shows up already knows the local housing stock, from Towson and Perry Hall to Bel Air and Annapolis.
Communities we proudly serve
Our technicians live and work in the Greater Baltimore metro. Click your town for local details, or call us — if you're nearby, we've got you covered.

Call 410-807-8556The metro is not one kind of house
“We serve the Baltimore area” is easy to say and tells you nothing. What actually matters is whether the technician arriving at your door has seen your kind of house before — because the housing stock across this footprint fails in genuinely different ways.
Baltimore City rowhomes are an access problem before they are an equipment problem: flat roofs, shared alleys, tight mechanical rooms, and frequently no duct chase at all, which is why ductless comes up so often there. Towson and Catonsville bring plaster walls that make duct retrofits destructive and expensive. Dundalk is boiler country, where a sound cast-iron system is worth repairing long past the point a forced-air furnace would be replaced.
The 1980s–2000s subdivisions across Perry Hall, Nottingham, White Marsh, and Abingdon put their ductwork in unconditioned attics, where a flex run that slipped off a boot in January goes unnoticed until the first hot week of July. Split-levels in Parkville and Pikesville run one thermostat across levels with genuinely different loads. Columbia and Ellicott City add vaulted ceilings that stratify, plus village covenants governing where an outdoor unit may sit.
And along the water — Middle River, Essex, Joppatowne, the Magothy and Severn shorelines, the Pasadena peninsula — brackish air works continuously on coils, cabinets, and electrical terminals. Two identical units, one waterfront and one a few streets inland, do not have the same expected service life, and specifying them identically is a mistake we see regularly.
Permitting differs by county — we handle it either way
This is worth knowing before you sign anything, with us or anyone else, because it affects both your timeline and what belongs on a quote.
- Baltimore County
- No mechanical permits or inspections are required for HVAC work — one less step for you. Where a separate electrical or gas-line permit applies, our office files it.
- Baltimore City
- Permit requirements apply to replacement work, and rowhome installations frequently raise venting and access questions that are worth resolving before equipment is ordered rather than on installation day.
- Anne Arundel County
- Permits and inspections are required, and we handle both under county license #D1006212.
- Harford County
- Permits are handled under our local license #1655-2019. Rural properties on propane or oil may also involve fuel-storage considerations we will raise up front.
- Howard County
- Permit and inspection coordination is included with replacement work. In Columbia, village association documentation is frequently required on top of the county permit, and we prepare it before installation.
Dispatched from Rosedale, routed by neighbourhood
We work out of Rosedale and route by neighbourhood rather than by whoever is free, which is how response times stay honest and how the technician who arrives tends to know the housing stock. During normal business hours we schedule as quickly as availability allows.
Not every failure is an emergency, and we will say so on the phone rather than charging an after-hours premium for something that will not get worse overnight. Some situations genuinely cannot wait — and a few, carbon monoxide and gas odour among them, are a call to 911 or the utility before they are a call to us. Our guide to when to call emergency service is direct about which is which.
If your town is not listed above, call anyway. The directory reflects where we work most often, not a hard boundary.
