Water Heater Repair & Service in Baltimore, MD
Same-day repair for tank, tankless, and heat pump water heaters — quoted flat-rate first.
Water Heater Repair Across the Greater Baltimore Metro
Water heaters give more warning than most homeowners realise, and the difference between a planned replacement and a flooded basement is usually a few weeks of paying attention. Some faults are genuinely repairable; a leaking tank is not, and we will tell you which you have without dressing it up.
We service gas, electric, propane, tankless, and boiler-fed indirect systems across Baltimore City and Baltimore, Anne Arundel, Harford, and Howard counties. Request service.
When to shut it off rather than call
If water is coming from the tank body itself, shut off the water supply to the heater and the gas or breaker, and call. A tank leak cannot be repaired — the steel has corroded through, and the failure gets worse rather than better.
If you smell gas, leave the building before calling, and do not operate switches. A temperature and pressure relief valve that is discharging is doing its job and signalling a real problem — never cap or plug one.
What the symptoms usually mean
No hot water at all
On gas: pilot or ignition failure, thermocouple, gas control valve. On electric: a tripped breaker, a failed heating element, or more often a tripped high-limit reset on the thermostat — reset it once; if it trips again, something is wrong. On boiler-fed indirect systems, the problem is frequently the boiler rather than the tank; see boiler repair.
Hot water runs out faster than it used to
Usually sediment. Minerals settle to the bottom of the tank, insulating the burner from the water and occupying volume that used to hold hot water. On electric heaters, a failed lower element produces the same symptom — you get roughly half a tank. Household demand changing is the other common explanation, and no repair fixes a tank that is simply too small for the household it now serves.
Water is too hot, or temperature swings
Thermostat calibration or a failing gas control. Worth attending to, since scalding risk is real, particularly with young children in the house.
Rumbling or popping
Sediment again — water flashing to steam beneath the deposit layer. Not immediately dangerous, but a clear signal the tank is working harder than it should and is approaching the end of its useful life.
Rusty or discoloured hot water
Often a depleted anode rod, which is the sacrificial component that protects the tank from corrosion. Replacing an anode before it is fully consumed genuinely extends tank life; once corrosion has reached the tank wall, it is too late.
Tankless unit showing an error code
Note the code — it identifies the fault directly. The most common underlying cause on tankless in this area is scale build-up in the heat exchanger from hard water, which is a descaling service rather than a component failure.
What we do on a water heater call
We identify the fault, check the venting on gas units (a blocked or corroded flue is a carbon monoxide concern, not just an efficiency one), inspect the temperature and pressure relief valve and its discharge line, check the anode where accessible, and look at the surrounding conditions — drainage, pan, and shutoff. Then a flat-rate quote before work begins.
Repair or replace
Repairable: thermocouples, gas control valves, heating elements, thermostats, anode rods, expansion tanks, and tankless descaling. Not repairable: a leaking tank. Beyond that, a tank past ten to twelve years with a significant failure is usually better replaced than repaired, because the components that remain are the same age.
Worth knowing: replacement is a good moment to reconsider capacity, and to evaluate whether a tankless or heat pump water heater fits. See tankless water heater installation.
Local factors
Well water is common in Forest Hill and rural Harford County, and sediment and hardness materially shorten tank life and clog tankless heat exchangers — water treatment belongs in the same conversation as the heater. Damp basements and crawlspaces in Essex, Middle River, and Joppa accelerate external corrosion on tanks and fittings. Rowhome and townhome installations in tight closets constrain both venting and physical replacement size, which is worth knowing before an emergency forces the decision.
Preventing the next failure
Flushing sediment annually, checking the anode every few years, exercising the relief valve, and confirming the pan and drain will actually contain a failure are all inexpensive. On tankless, periodic descaling is not optional in a hard-water area — it is the difference between a fifteen-year unit and an eight-year one.
